Big Sky Market Approaching an Inflection Point

As signs of spring emerge in Big Sky, it appears that a new season in the real estate market may be as well. After the sharp seller-favored shift during 2020–2022, inventory expansion and slowing absorption created a more buyer-favorable environment beginning in late 2022 that largely carried through until recent months.

Now, market velocity appears to be increasing again. Contracts and sales activity have accelerated since late 2025, while a number of existing listings have adjusted pricing to better align with current demand dynamics.

Historically, June and early July also represent Big Sky’s strongest seasonal period for new listings. As new supply enters the market alongside strengthening buyer engagement, conditions appear to be shifting away from the distinctly buyer-favored environment of recent years and toward greater balance overall.

While pricing opportunities still exist across many segments, improving absorption and seasonal inventory trends suggest market conditions may become increasingly competitive as summer progresses.
