Whether it was the completion of the base-to-summit lift infrastructure with the Explorer Gondola and Kircliff Observatory, the mid-mountain Iglu parties, or the opening of the One&Only, this winter reinforced something important: interest in Big Sky remains stronger than ever, even in a lower snow year.
Contract activity is now at its highest level in the past three years. Buyers who have been watching from the sidelines are beginning to step in, supported by pricing that offers more flexibility than we’ve seen in recent seasons.
With 85 contracts written and 68 sales closed, Q1 2026 signals a meaningful shift. Momentum is re-emerging, first in pending activity, with closings following behind. Median pricing suggests the market has largely recalibrated, creating a more balanced environment than the peak conditions of prior years.
The $1M–$3M segment led all activity at 35.5% of sales, while the under $1M category accounted for a notable 29%, an indication that value-oriented buyers are actively participating. At the same time, transactions above $3M still represented over 35% of the market, reinforcing continued strength at the high end.
Across all price points, the throughline is consistent: buyers are engaged, and the market is supporting real transactions. The properties I’m highlighting this month align with these active segments, reflecting where demand is showing up most clearly today.
Taken together, these trends point to a market that is finding its footing, with activity broadening across both value and luxury segments.
