A Seasonal Market Finding Its Rhythm

If you study Big Sky long enough, you start to see the pattern.

March and August are typically our strongest months for contracts, tied directly to peak visitation. Buyers ski it, hike it, experience it… and then they write offers. That seasonal rhythm remains intact.

What’s different this year is the pace.

Contracts, the clearest leading indicator of direction, are materially ahead of the last several years. Closings, which follow with delay, were elevated in January and are tracking ahead of last year through February. The inflection is emerging first in pending activity, where meaningful market turns typically begin, making this shift measurable, not speculative.

After three relatively flat years, the market is gaining traction, with the past three months running well ahead of comparable winter periods in recent years.

At the same time, we are entering the midpoint of our current season. Historically, this is when pricing begins to recalibrate, often creating one of the more strategic buying windows of the year.

Inventory remains constrained overall. As we move past peak visitation in the coming weeks, new listings typically taper until the next seasonal surge. That compression between supply and demand is part of what defines Big Sky’s market behavior- concentrated bursts of activity followed by tightening inventory.

Zooming out, the longer-term data reinforces the same theme: we are well off the frenzy of 2020–2021, but absorption is stabilizing and beginning to climb again relative to active inventory.

 

In plain terms:
Buyer energy is returning.
Sales are keeping pace.
And opportunity exists in the seasonal recalibration happening right now.

Big Sky has always been cyclical. The key is understanding where we are in that cycle and acting accordingly.
