The following charts provide a snapshot of recent trends in the Big Sky residential real estate market. Median pricing climbed sharply through the post-pandemic years before beginning to level in 2024 and 2025, reflecting a shift toward a more normalized market environment. At the same time, the relationship between active and sold listings has stabilized, signaling healthier inventory levels and a more balanced pace of sales activity. These broader market dynamics provide important context for the area-by-area insights that follow, highlighting how pricing, inventory, and demand are shaping opportunities across Big Sky heading into 2026.

The “Canyon” area in Big Sky saw approximately $32.5M in total transaction volume across 13 transactions in 2025.  While this area of our market has historically been a peripheral area of the market we anticipate meaningful growth in 2026 due to development in Gallatin Foothills and the Quarry neighborhoods.  The Canyon offers attractive pricing both in total price and per square foot pricing as compared to other areas in Big Sky and is conveniently located just a short 10 minute drive from the Town Center.

The Meadow area offers a diverse mix of inventory spanning Town Center, the Golf Course, Antler Ridge, and Skywood, with pricing ranging from $369,000 condos to single-family homes nearing $5.9 million. In 2025, the area recorded 85 sales—slightly higher than the prior two years—supported by an average of 77 active listings per month. The median sales price for the year was $1,599,496, reflecting continued strength across a broad range of property types.

In the Big Sky Mountain area, inventory has risen from the extreme lows seen during the pandemic years, though it remains below pre-2020 levels. Median pricing shifted year over year largely due to changes in the mix of properties sold, while overall sales activity reflected a more measured, normalized market pace.

Spanish Peaks Mountain Club saw approximately $165M in total transaction volume in 2025 across 34 transactions.  As one of the stalwart markets in the private club sector of Big Sky, we anticipate 2026 will bring continued growth in the market bolstered by the new lot offerings in the Powder Crest neighborhood as well as the new Aspire clubhouse which will open in the summer of 2026.

Moonlight Basin recorded 37 sales in 2025, slightly down year over year but consistent with the prior two years, with the majority consisting of built product. Inventory remained healthy without any one area being oversaturated, averaging 28 listings per month, and currently spans from entry-level condos around $2.8 million to single-family homes approaching $15 million. The median price exceeded $10 million in 2025, driven largely by strong demand for One&Only private homes, which accounted for 17 of the year’s sales and continue to set the benchmark for luxury pricing in the area.
